Apartment Design Guidelines for Victoria - December 2017

The Victorian Government has released new guidelines to improve design standards for new apartment buildings in Victoria. The Apartment Design Guidelines focus on how spaces within an apartment match people’s needs and expectations during different phases of their lives.

The new standards will improve the liveability and sustainability of apartments across Victoria. The standards were developed in consultation with community members, architects, planning and design practitioners, technical experts, the development industry, councils, and state government agencies.

The Apartment Design Guidelines introduce several new standards which will impact development, these standards focus on:

  • Improving access to sunlight and ventilation
  • Strengthening privacy and passive surveillance
  • Minimising noise impacts
  • Ensuring residents have access to communal open space
  • Increasing landscaping and lighting
  • Improving energy efficiency, waste collection and recycling
  • Improving apartment layouts, ceiling heights and internal amenity
  • Increasing the number of accessible dwellings

These new guidelines will help developers meet their obligations and help local councils get their approvals right.

Better Apartments discussion paper - May 2015 

In the May this year, the Department of Environment, Water, Land and Planning (DWELP) released a discussion paper, Better Apartments, to kick-start a citywide conversation with the community and industry to shape apartment design guidelines.

Better Apartments focuses on how spaces within an apartment match peoples' needs and expectations during different phases of their lives.

The Better Apartments discussion paper is one part of a broader comprehensive engagement program designed to deliver considered, robust and informed guidance on how Victoria can adopt best practice and world-leading apartment design.
