Some land use and permit applications are more complex than others.
You can ask for pre-application advice if your application is:
- For a residential / mixed use site where the only trigger is a Heritage Overlay. Applicable fee = $300
- For a residential / mixed use site (Medium (2-6 dwellings / up to 6 storeys)). Applicable fee = $800
- For Commercial / Non Residential Use OR a Pre Application because of an Enforcement matter. Applicable fee = $300
- For large mixed use or other large-scale development (High-rise (7+ storeys)). Applicable fee = $1,500
Note: additional fees may be applicable for 'add-on' services such as expert advice (urban designer, traffic, ESD) or recurrent pre application advice.
When submitting your request, you will need to pay the fee and provide the following documents:
- a completed pre-application form or clear summary of the project
- a site plan and any photos or concept drawings of the site
- any other information to help us assess your proposal
You can submit a request online through our ePlanning portal. Once the application is lodged our support team will issue a fee request.

When you've done this and provided enough information on your proposal, a planner will assess your proposal and give you advice.
